What I Do Best

Here's Where I Specialize

These are the loans I work with most, matched to real Arizona buyers.

Conventional Loans

A solid fit for buyers with steady income and decent credit. I will show you if it beats your other options.

  • Competitive rates for qualified buyers
  • As little as 3% down for some buyers
  • Clear answers on every detail

FHA Loans

Lower down payment and flexible credit make FHA a strong choice for many first-time buyers.

  • Down payments as low as 3.5%
  • Flexible credit guidelines
  • Great for first-time buyers

Down Payment Assistance

Short on cash for the down payment? Arizona has programs that can help, and I will help you find them.

  • Programs for eligible buyers
  • Pair with FHA or conventional
  • I handle the paperwork

Here's How It Works

No surprises, no pressure. This is what the process actually looks like.

1

Tell me your situation

"We talk through your goals, your timeline, and your finances. No commitment. Just a conversation."

2

I review your options

"I shop your scenario across multiple lenders and bring back the best options with real numbers."

3

You choose the best fit

"You decide. I'll walk you through each option in plain English, without the pressure or the jargon."

4

We close - I'm with you

"From application to closing keys, I manage the process and stay reachable the whole way."

No commitment required. Just a conversation.

Let’s talk. I will look at your situation and give you honest, clear answers, with no pressure.

Why I Do This Work

Ernesto Silva
“I want to make sure your questions are answered whenever you have them.”

I am Ernesto Silva, a loan officer here at Lender Express. I am a little different from other loan officers, and a big part of that is how I work.

I am younger and tech-savvy, so I move fast and I am easy to reach. Most people work nine to five, just like a lot of loan officers do. That is exactly why I make myself available outside those hours, so we can actually talk and get your questions answered when you have them.

My greatest skill is adaptability. I started in this business in 2020, right as the rules and the market changed fast. I learned the hard parts early, and that makes me steady when things get bumpy.

I am bilingual and proud to serve Arizona families in English and Spanish. Reach out anytime. I am ready to help.

Understanding the Broker Model
How much do I need for a down payment?
It depends on the loan. FHA can be as low as 3.5% down, and some conventional loans allow 3%. Arizona also has down payment assistance programs. I will show you the options that fit your budget.
Do you work with first-time buyers?
All the time. First-time buyers are one of my favorite groups to help. I explain each step in plain language and stay easy to reach, so you never feel lost in the process.
¿Hablas Español?
Yes. I am bilingual and I help Arizona families in both English and Spanish. We can handle your entire loan in the language you are most comfortable with. Visit my Spanish page to learn more.
Why work with a broker instead of a bank?
A bank offers its own loans. As a broker, I compare many lenders to find the loan that fits you best. That means more options and a better shot at the right rate and terms for your situation.
